Novak served as general contractor for Novak Development to construct three core-and-shell buildings at the busy intersection of Belmont Ave. and Western Ave. in the Roscoe Village neighborhood of Chicago.

The three structures total 20,000 square feet and are home to Aspen Dental, Wild Fork Foods, and future retail tenants. This project was constructed during the COVID-19 pandemic which created procurement challenges and required multiple design alterations due to changes in tenants. The designs were adapted for a broad range of retail uses to allow construction to stay on schedule and attract a variety of tenants. For example, the structural design of the buildings allow for future flexibility in entrance locations in the event of tenant changes. The tight, urban site features a storm detention vault, two monument signs, a shared trash enclosure, landscaping, irrigation, site lighting and 53 parking spaces.
